CapMan Real Estate has completed the sale of a logistics property in Mölnlycke, on behalf of its Nordic Property Income Fund. The buyer is a fund managed by Areim.
The property comprises approximately 7,100 square metres of lettable area and was completed in 2017. Located in Mölnlycke, a well-established logistics and industrial area with proximity to central Gothenburg, the property benefits from an excellent signage visibility and access to Riksväg 40 one of the main transport corridors connecting Gothenburg with Jönköping and the Stockholm region.
CapMan Real Estate acquired the property in 2022. During its ownership, CapMan Real Estate implemented several measures to improve the property’s environmental performance, including achieving a BREEAM Very Good certification and installing solar panels. The sale was completed above the property’s latest valuation, reflecting the continued demand for well-located logistics assets.
Catella acted as commercial adviser and Mannheimer Swartling as legal adviser to CapMan Real Estate in the transaction.
In the same area, CapMan Real Estate has also developed a 45,000 square metre logistics property on behalf of its value-add fund, CapMan Nordic Real Estate III. The property was completed during the summer and due to good demand is already 50% leased to Rexel whilst the leasing of the remaining space continues.
