Three CapMan Real Estate funds recognised as GRESB Sector Leaders in 2026
Three CapMan Real Estate funds have been named Sector Leaders in their respective sectors in the 2026 GRESB Real Estate Assessment. CapMan Residential Fund, CapMan Nordic Property Income and CapMan Hotels II have all received the recognition for their strong sustainability and operational performance compared with peers in Europe and globally.
The recognition builds on last year’s success, when CapMan Residential Fund (CMRF) was named a Global Sector Leader in the residential category. CapMan Nordic Property Income (CMNPI) and CapMan Hotels II (CMH II) have now also joined the ranks of Sector Leaders, demonstrating CapMan Real Estate’s strong sustainability performance across different investment strategies, spanning residential properties, hotels and commercial real estate across the Nordics.
All three funds also achieved the highest five-star rating in the 2026 Standing Investments GRESB Real Estate Assessment, improving their scores from the previous year. CMRF increased its score from 94 to 95.5 points out of 100, from 91 to 94.5 points and CMH II from 91 to 93 points. Across the funds, year-on-year improvement was supported by enhanced energy and water efficiency, as well as improved coverage of waste and energy and water consumption and stronger documentation of sustainability management.
GRESB Sector Leaders represent the highest-performing entities across different sectors and regions in the annual GRESB Assessments, which benchmark the sustainability performance and management of real assets globally. The recognition is awarded to the highest-scoring entity in each category, as well as entities achieving a score within one point of the top score.
“Ranking among the best globally is a significant achievement and having three CapMan Real Estate funds reach this level this year is a testament to our sustainability management. We have placed a strong emphasis on strengthening the resilience of our properties through systematic work at the asset level, and it is rewarding to see these efforts reflected in the results,” says Ilkka Tomperi, COO and Partner at CapMan Real Estate.
In the 2026 GRESB Real Estate Standing Investment Assessment, the three funds were recognised as Sector Leaders in the following categories:
- CapMan Residential Fund: Residential sector, globally and in Europe
- CapMan Nordic Property Income: Diversified Office/Industrial sector, globally and in Europe
- CapMan Hotels II: Hotel sector, globally and in Europe
Each fund received the following four distinctions in its respective category:
