About our commercial portfolio

CapMan Real Estate’s commercial portfolio comprises selected office, logistics, warehouse, light-industrial and necessity-driven retail properties across the Nordic region. These assets are characterised by their location, tenant base, adaptability and potential to enhance performance through active asset management.

The commercial strategy spans Denmark, Finland, Sweden and Norway and encompasses both income-oriented and value-add investments. Depending on the asset, this may include leasing initiatives, refurbishment, repositioning, redevelopment or targeted sustainability upgrades aimed at  improving the property’s long-term functionality, efficiency and market relevance. CapMan has a successful history of conversion projects turning e.g. office assets to schools and police stations.

CapMan Real Estate focuses on commercial properties where a clearly defined business plan and hands-on ownership can support stable occupancy, tenant satisfaction and sustainable long-term value creation. We invest in commercial properties from our value-add and income strategies.

Portfolio highlights

SØRKEDALSVEIEN 6

Sørkedalsveien 6 is a 19,300 sqm office property located in Majorstuen, Oslo. The asset was acquired by the CapMan Nordic Real Estate III Fund in 2024 and it’s currently is fully leased to Visma under a 15-year lease agreement. CapMan Real Estate is undertaking a full-scale renovation of the asset with a strong focus on sustainability.

MÖLNLYCKE LOGISTICS FACILITY

The Mölnlycke logistics facility is a 43,000 sqm brownfield redevelopment outside Gothenburg, acquired by the CapMan Nordic Real Estate III Fund in 2025. Developed together with Panattoni, the asset is being transformed into a modern, sustainability-focused logistics facility.

SOLNA KASERNEN 1

Solna Kasernen 1 is a hotel and office property uniquely located in the Royal National City Park next door to Haga Slott overlooking the lake Brunnsviken. The CapMan Nordic Real Estate III Fund acquired the property together with operating partner Atell AB in 2022.

MIDTOWN HELSINKI PORTFOLIO

The Midtown Helsinki portfolio comprises four office properties across Pasila, Vallila and Kalasatama with approximately 35,000 sqm of lettable area. The portfolio was acquired by the CapMan Nordic Real Estate III Fund in 2022 and represents a prime value-add office investment in one of Helsinki’s most dynamic business districts.
