CapMan Real Estate advances sustainability performance across the board in GRESB 2025 – four funds awarded five stars

CapMan Real Estate has made notable strides in its sustainability performance in the 2025 GRESB assessment. Leading the way were CapMan Hotels II (CMH-II) and CapMan Nordic Property Income (CMNPI) funds, which have retained their five-star rating, and CapMan Residential (CMRF) and CapMan Nordic Real Estate III (CMNRE III) funds, which have also been awarded five stars – up from four in 2024. CapMan Nordic Real Estate II (CMNRE II), and CapMan Social Real Estate (CMSRE) funds also demonstrated solid progress, each earning four-star ratings.

GRESB provides a global benchmark for evaluating the ESG performance and management of real estate portfolios and assets. Its annual assessment has become a key reference point for investors seeking transparency and accountability in sustainable investing. Scores range from 1 to 100 and translate into a star rating system from one to five stars.

In 2025, CapMan Real Estate’s funds saw an average score increase of 3.8 points for a total of 89.8, reflecting the company’s consistent efforts to embed sustainability into every layer of its operations. This progress is the result of both strategic group-level initiatives and targeted actions at the asset level.

The Hotels II, CMNPI, CMRF, and CMNRE III funds stood out in this year’s assessment, each securing a five-star rating. Their success was driven by a combination of increased green building certifications, more rigorous property audits, improved ESG data coverage and performance, and the implementation of an environmental management system – all contributing to stronger ESG outcomes.

Notably, CMSRE made a strong debut in the GRESB assessment, earning a four-star rating in its first year of participation with high scores in management and environmental indicators. CMNRE II maintained its four-star rating.

This year’s GRESB improvements were driven by broader data coverage for energy, greenhouse gas emissions, water, and waste, more comprehensive property audits supporting ESG risk assessments, and the implementation of environmental management system (WWF Green Office) at CapMan Group. Several funds also increased the number of green building certifications and improved like-for-like consumption metrics.

The GRESB assessment results presented in this release reflect standing investments performance during 2024. CapMan Real Estate also participated in the GRESB development benchmark in which CMNRE III and CMRF received three stars and CMNRE II received two stars.
