Hagastrand is now open – CapMan Real Estate is welcoming visitors and tenants to a landmark destination in Stockholm

CapMan Real Estate proudly announces the opening of the hotel Hagastrand, a key milestone in the transformation of the historic Kasernen 1 property in Stockholm’s Royal Haga Park. This redevelopment project has turned the site into a vibrant, multifunctional destination that blends nature, heritage and modern design – offering premium hotel services, SPA and flexible office space just a couple of minutes from central Stockholm.

Located in the heart of Royal Haga Park with views over the water, the property offers a rare combination of tranquillity and city life. Originally built between 1917–1922 as a military regiment, the site has served various purposes over the years. The newer wing, added in the 1990s, has now undergone a complete transformation – culminating in the opening of Hagastrand, where history meets modern hospitality and workplace innovation. The interiors draw inspiration from the serene beauty of Nordic nature, creating a space for recovery, connection and creativity.

A destination for all purposes

The hotel now features 215 rooms, generous social spaces, and one of Sweden’s largest spa facilities – a 2,500 sqm wellness area inspired by Nordic traditions. The spa includes Scandinavia’s first snow room for cryotherapy, Sweden’s first event sauna for guided rituals, and Gongmatic, a custom-built sound installation for immersive meditation. Not forgetting the 18-meter pool with meditative underwater music – perfect for those seeking movement and flow.

A high-standard restaurant Njord is also part of the offering and open to both hotel guests and the public. It is serving seasonal Nordic ingredients shaped by global influences in a warm and contemporary setting.

The hotel, SPA and restaurant operations are managed by Nobis Hospitality Group, renowned for their excellence in Nordic hospitality and design-led experiences. Hagastrand will also be the first Autograph Collection hotel in Scandinavia – a recognition that highlights its unique identity, independent spirit, and commitment to meaningful guest experiences. Autograph Collection Hotels, part of Marriott Bonvoy’s portfolio of over 31 unique hotel brands, includes 300 independent hotels in attractive destinations around the world.

The concept and interior design have been led by the award-winning Swedish architect firm Wingårdhs, known for their ability to harmonize Nordic calm with contemporary elegance.

“We are excited to see Hagastrand open its doors and welcoming new visitors, tenants and Nobis Hospitality Group. This is a significant next step for the destination, and we see enormous potential in its future – combining heritage, functionality, and a truly exceptional location,” says Kajsa Bagler at CapMan.

“Hagastrand is a destination where design, wellbeing and inspiration come together. We’ve created an environment that encourages both focus and relaxation, where thoughtful spaces, exceptional dining and a world-class spa create genuine value for our guests, whether they come for work, events or simply to unwind,” says Andreas Cavallius, CEO of Hagastrand.

Office space with hotel-level service

At Hagastrand, tenants enjoy more than just office space – they become part of a curated destination that combines professional functionality with the comfort and convenience of a premium hotel. In addition to flexible workspaces, tenants have access to the hotel’s full range of services, including conference facilities, dining, wellness, and curated events.

Whether you’re a small team in need of co-working space or a larger company seeking a long-term office solution, Hagastrand provides tailored options to suit diverse business needs – all in a historic, nature-surrounded setting just minutes from central Stockholm.

A seamless Nordic experience

Hagastrand brings together premium hospitality, vibrant culinary experiences, and flexible workspaces in one thoughtfully designed destination. Whether you’re staying overnight, enjoying a meal, or working on-site, the atmosphere reflects the best of Swedish hospitality – warm, welcoming, and effortlessly functional. The interiors, inspired by the clarity and calm of Nordic nature, create a harmonious environment that supports both relaxation and productivity. Hagastrand is where modern life meets timeless surroundings – a place to connect, recharge, and thrive.
