CapMan’s Investments Sustainability Report for 2025 is published, detailing how we make sustainability happen

CapMan has published its report detailing the sustainability development of its investments for 2025. The Investments Sustainability Report includes sustainability information by investment area and presents the progress towards CapMan’s sustainability targets.

“At CapMan, sustainability is embedded into how we create long-term value. We work closely with our properties and portfolio companies to develop practical transition plans that strengthen resilience, support evolving business needs and help assets remain relevant for years to come. Real transition happens through concrete actions at asset level and by understanding the unique circumstances and maturity of each asset. That’s how we make sustainability happen!” says Anna Olsson, CapMan’s Head of Sustainability.

CapMan’s five sustainability themes provide a common ground for our asset classes to keep us focused on what matters. We further tailor our approach to what is most material first for each investment strategy and then for each asset and portfolio company, always based in science and aligned with best practice.

Highlights from the report

Climate action based in science

  • More than half of Real Estate’s portfolio is now EU Taxonomy aligned, with the share of aligned properties increasing to 54% in 2025 from 36% in 2024. The share of buildings with green building certification also increased to 70% in 2025 from 68% in 2024.
  • The Real Estate net-zero in-use operational GHG reduction targets, validated by the Science Based Targets initiative (SBTi), were on track to meet the 2035 target. Our investments in geothermal heating, transition to renewable energy and investments in energy efficiency measures helped us reduce the in-use operational GHG intensity by 65% compared to 2021.
  • CapMan Infra portfolio company Skarta Energy is EU Taxonomy aligned.
  • The total carbon sequestration of Natural Capital’s managed forests in 2025 amounted to 462 thousand tCO₂e. This is equivalent to mitigating the carbon footprint of about 45,000 persons in Finland or 1.3 million average long-haul flights.

Operations that safeguard nature and the planetary boundaries

  • Share of Forest Stewardship Council (FSC) and/or the Program for the Endorsement of Forest Certification (PEFC) certified forests by hectare in our Natural Capital funds are 97%.
  • A total of 13% of our forest assets are set aside for conservation, which is at or above the national or certification requirements.
  • The recycling rate of our Real Estate portfolio increased to 52% in 2025, making progress towards our 60% target in 2026.

Diverse, equitable and inclusive business that provide meaningful work

  • Share of women appointed by CapMan to boards and management (independent) in our infrastructure and private equity portfolio companies during 2025 was 38%, in line with our target.
  • 86% of our infrastructure and private equity assets under management have implemented Diversity, Equity and Inclusion policies.

Human rights throughout the value chain

  • 96% of our infrastructure and private equity assets under management have implemented Human Rights policies.
  • 83% of our Infrastructure and private equity assets under management have implemented Supplier Code of Conduct, which include Human Rights considerations.

Accountability and transparency

  • During 2025 we improved our fund and asset level GRESB scores. Six CapMan Real Estate funds participated, of which four received full five-star results from the Standing Investments Benchmark and the remaining two funds received four-star ratings. Additionally, the CapMan Residential Fund was awarded Global Sector Leader within the residential sector. CapMan Infra received the highest 5-star rating in the pre-operational assets ranking for CapMan Nordic Infrastructure II fund, while improving scores across all CapMan Infrastructure’s portfolio companies.
  • 71% of our infrastructure and private equity assets under management have executive remuneration linked to sustainability.

“Sustainability at CapMan is about active transition and long-term value creation. In Real Estate, our strong sustainability performance in 2025 was accompanied by the acquisition of the Midstar portfolio, which increased the portfolio’s overall energy consumption. This reflects the nature of our business: we acquire assets with development potential, implement targeted improvements and support their transition over time. Creating long-term value is not about avoiding complexity, but about taking an active role in developing more resilient and sustainable assets,” Anna Olsson continues.

The Investments Sustainability Report presents information for the period 1 January–31 December 2025 and includes the sustainability performance of CapMan’s real estate, infrastructure, natural capital and private equity funds, as well as assets and portfolio companies.
