CapMan Real Estate press release
19 August at 12:00 p.m. CEST
CapMan Nordic Real Estate III Fund (CMNRE III) has signed a sale and purchase agreement for the sale of Campus to the Danish pension fund, Lærernes Pension. The property comprises 209 apartments and was developed in a joint venture with Nordstern.
The exit follows the successful completion and full lease-up of the property and is well-aligned with the fund’s value-add strategy of creating value through development and active management in the major Nordic cities before realising the asset to long-term core capital. The property is DGNB Gold-certified.
The residential property is in the Katrinebjerg district immediately adjacent to Aarhus University. It was completed in 2023 and comprises 209 residential units and 63 parking spaces. CMNRE III acquired the project in 2020 together with Nordstern and has taken it through development, completion and lease-up to a fully stabilised asset. All residential units are fully let out. The property was designed by AART Architects and was deliberately built to fit its surroundings. The property is built as a perimeter block in classic red brick with pitched roofs, ranging from three to six storeys, to respect the style and architecture of Aarhus’ older apartment buildings and enclosing a landscaped courtyard.
“Campus is exactly the kind of opportunity CMNRE III is built for. Together with Nordstern, we have successfully taken the project from development through to a fully let, institutional-quality residential asset, and we are pleased to hand it over to a long-term owner in Lærernes Pension. Residential remains a core conviction for us in the Danish market, and Aarhus continues to be an attractive growth market alongside Greater Copenhagen,” shares Hasse Wulff, Head of Transactions Denmark at CapMan Real Estate.
The transaction is the fifth successful exit of the CapMan Nordic Real Estate III fund. CapMan Real Estate currently manages over EUR 6.1 billion in real estate assets. The Real Estate team comprises over 80 real estate professionals in Helsinki, Stockholm, Copenhagen, Oslo and London.
Accura, EY and CBRE advised on the sale.
