CapMan’s core residential strategies are designed to deliver stable, income-driven returns by investing in rental residential properties in Denmark, Sweden, Finland and Norway (“the Nordics”) with a particular focus on the capital cities. Institutional investors can access these strategies via CapMan’s open ended funds.
The residential strategies invest in modern, well-located rental assets for middle income households, the largest and constantly growing pool of prospective tenants in the under-supplied target market. In addition, CapMan core strategies cover alternative living sectors including student housing and senior living.
CapMan seeks to acquire high-quality properties with strong ESG credentials, which are not only sought after by tenants but are also well-positioned to meet future regulatory requirements regarding sustainability and energy efficiency.
The residential strategies are managed by CapMan Real Estate, a Nordic real estate specialist with local offices in Copenhagen, Stockholm, Helsinki and Oslo. CapMan takes pride in managing its assets with precision and care, ensuring exceptional homes for its tenants while optimising long-term returns for investors.

The largest Nordic cities are amongst the fastest growing in Europe. Urbanisation and immigration are driving population growth and increasing demand for housing. The construction of residential stock has not met the demand in many cities resulting in chronic under-supply of housing.
At the same time, the landscape of the housing market is evolving with demand for rental properties on the rise due to economic factors, lifestyle choices and changing family structures.

CapMan core residential strategies have a detailed ESG framework covering the full investment lifecycle and all key stakeholders. ESG considerations are integrated into underwriting, investment due diligence, development as well as asset and property management to mitigate risks and maximize returns for investors.
All CapMan Real Estate funds participate in annual GRESB assessment, targeting continuous improvement in performance. CapMan core residential strategies currently have a 4-star rating with a goal to reach the highest 5-star rating by 2026.
