CapMan Real Estate is setting a new standard for sustainable offices and renovations at Sørkedalsveien 6 in Oslo. By choosing to refurbish the flagship building rather than build new, the project significantly reduces embodied carbon emissions while achieving a major energy performance leap – from EPC E to A. Pioneering circular solutions, EU Taxonomy (7.2) alignment, and green area enhancements that boost biodiversity net gain by 100% are all part of the ambitious renovation. Completion is expected in late 2027.
Following the landmark 19,800 sqm lease agreement announced in June, Sørkedalsveien 6 is now undergoing a full-scale refurbishment that brings together several pioneering partners to advance circular construction. The project prioritises the reuse of as many components as possible, from cable trays and ventilation ducts to the full-loop recycling of the building’s aluminium façade, while exploring the option to modernise the elevators by replacing only what is necessary.
The ambition of this refurbishment is reflected in Sørkedalsveien 6 being selected as one of eight pilots in the Nordic Circularity Piloting Program, chosen for its strategic fit, readiness, and impact potential. The design and planning of the entire project are guided by the EU Taxonomy (7.2) and BREEAM-NOR Bespoke Excellent standards, ensuring a holistic approach to sustainability for the whole building.
Pioneering work in circular construction
In collaboration with the Norwegian aluminium and renewable energy company Hydro as well as local recovery specialists, the existing façade – originally installed around 25 years ago – will be dismantled and recycled at Hydro’s facility in Sjunnen, Sweden.
The new one will be a customised, energy efficient solution developed by Hydro’s building systems brand WICONA and made from Hydro CIRCAL aluminium, which contains at least 75% post-consumer scrap sourced from deconstructed façades. This marks the first project in Norway to fully close the aluminium loop, setting a new benchmark for circular construction.

CapMan Real Estate is also collaborating with Staaltro, a Norwegian start-up specialising in the reuse of steel building materials.

Bevar, part of NG Nordic, is responsible for much of the practical dismantling and reuse, with materials repurposed either within the project or for other applications, ensuring that resources are kept in circulation. For example, ventilation ducts are carefully dismantled for reuse within Sørkedalsveien 6, an approach that avoids 72.44 tons of CO₂ emissions – a 99.8% reduction compared to new production.

Additionally, as part of the Nordic Circularity Piloting Program, CapMan Real Estate is working with Finnish elevator and escalator engineering company KONE to evaluate the impact of modernising the elevators in the 18-storey building by retaining viable components and replacing only outdated ones, reducing waste and extending product life.
Energy, nature and wellbeing improvements
The building’s Energy Performance will be upgraded from E to A, with a significant reduction in primary energy consumption. The energy demand is expected to decrease from 209 kWh/m² to an estimated 90 kWh/m², representing a 57% drop.
Norwegian architectural firm Lund + Slaatto has placed a strong emphasis on sustainability throughout the design process.
“This applies not only to the choice of materials and energy efficiency but also, importantly, to the creation of good workplaces with access to rest areas both indoors and outdoors,” says Simon Ewings, Senior Architect at Lund + Slaatto.

Green roofs and terraces will be introduced at both rooftop and café levels, enhancing biodiversity net gain (BNG) by 100% and creating inviting outdoor spaces for collaboration and work breaks. The project’s planting strategy will emphasise Norwegian and native species that are resilient to local climate conditions and provide ecological value for birds and pollinating insects.
The indoor office environment, meanwhile, is characterised by warm tones and natural materials such as wood and stone. Facilities comprise a fitness room, social areas for games and recreational activities, and open internal staircases to encourage interaction throughout the workday and beyond.
Furthermore, the building will feature a wise system to manage heating, cooling, and ventilation on each floor, ensuring a healthy and comfortable indoor environment. Air quality will primarily be regulated by temperature, while meeting rooms and other high-occupancy spaces will also be monitored and controlled based on CO₂ and VOC levels.

Visma, a leading provider of mission-critical business software, will relocate its global headquarters to Sørkedalsveien 6 upon its completion in the autumn of 2027.
